Most of the stressed areas vote against the rent limit
In almost half (49%) of the nearly 300 municipalities that would meet the criteria to be declared as stressed residential market areas , according to the idealista study , the winning party of the last municipal elections of 28M was the Popular Party, which has already announced its refusal to apply this control to rental prices. If we add other parties that have been against the income cap, the percentage rises to 53%, while in only 39% of these localities, the winner of the municipal elections was a party that did support the rent limit, mainly the PSOE.
Some of the measures that are included in the new Housing Law , in force since last May 26 , seem not going to take effect after the results of the last regional and municipal elections of 28M . While for more than a year, the 2% cap on rent increases in the updating of rental contracts has been maintained, which will be 3% in 2024, one of the star policies of the new regulations has remained 'de facto' on paper: the declaration by the CCAA of stressed residential market areas , which represent a limit to new contracts made in those areas, among other measures.
